This 34-storey tower is proposed for downtown Kelowna

Project would be major addition to urban core

A 34-storey tower is proposed for the corner of Lawrence Avenue and Water Street in downtown Kelowna.

Mission Group and Victor Projects are behind the massive mixed-use project. The site is currently a surface parking lot and a small, two-story building that houses several businesses, most prominently Commissionaires Court.

“The partnership is committed to meeting the needs and aspirations of Kelowna’s future growth through this proposal,” according to documents submitted to city hall.

Designs call for a mix of multi-family homes and retail space, to “bolster the diverse vibrancy of the downtown area.” The building, which will stand just over 109 metres tall, will have nearly 6,700 sq/ft of retail space, 88 rental units and 173 condos.

The podium, housing parking and retail space, will stand at five-storeys. Floors 6 to 12 will contain rental units, and the remining 20 floors will have condos.

Plans detail a mix of outdoor and indoor amenity space located on level 6 and 13. Rental units will have access to an extensive outdoor landscaped terrace, while condo owners will have a access to an outdoor pool and terrace facing Okanagan Lake on level 13, according to the plans.

To keep the street active, all parking and services will be accessed from the laneway.

“In addition, the project will incorporate high-quality design that will enhance the public realm and serve as an inspiring addition to the city’s skyline.”

The project will have a unique enclosed balcony system for all the condo units, so residents can “enjoy an uninterrupted view of the landscape within the comfort of their furnished balconies through all seasons.”

The developers believe the proposal aligns perfectly with the much-debated 2040 Official Community Plan.

Permits still need to circulate through city hall before city council gets to scrutinize the project.
